Concrete Crack Repair & Restoration

Different crack, different fix.

Leaking basement wall or cracked driveway? I tell you which one you have before I quote it.

Concrete Crack Repair & Restoration
Crack Repair & Leak Sealing

Cracks don't stop on their own.

Two kinds of cracks, two different repairs. Which one you have decides what I do.

Leaking or damp cracks — basement walls and foundations

I inject polyurethane. First I clean the crack, set injection ports, and seal the face, then I inject liquid polyurethane under pressure. The resin reacts with water, expands into a dense foam, and fills the crack front to back. It stays flexible, so the concrete can shift and expand and contract without reopening the seal. It's all done from the inside, so there's no digging up the yard, and it works while water is present.

Dry surface cracks — driveways, patios, slabs

Flexible polyurethane sealant worked into the crack, so it moves with the concrete instead of snapping like rigid filler.

When I won't seal it

Polyurethane seals out water and fills gaps. It does not restore structural strength.

Signs a crack may be structural:

  • Horizontal cracks
  • Stair-step cracks in block
  • Cracks wider than about 1/4 inch
  • Cracks that are widening
  • Walls that bow or shift

If it's structural, I'll say so, and I won't quote a repair that won't hold. For those, I recommend a licensed structural engineer evaluate it first. I'll tell you straight which kind you have before I quote.

How the repair goes

1

Inspect & identify

Leaking or dry, how wide it is, whether it's moving, and any sign of structural trouble.

2

Prep

Open and clean the crack, then vacuum out dust and debris.

3

Inject or seal

Ports and polyurethane injection for leaking cracks; flexible sealant for surface cracks.

4

Finish

Feather the sealant a couple of inches past the crack.

5

Check and monitor

Confirm the seep has stopped. On finished walls, I can leave the access open so you can watch it before it's closed up.

Crack questions

Is my crack structural?+
Some cracks are just a gap to seal. Others tell you something is moving. Horizontal cracks, stair-step cracks in block, cracks wider than about 1/4 inch, cracks that are widening, or walls that bow or shift need a licensed structural engineer to evaluate them first. I'll tell you straight which kind you have before I quote.
Polyurethane or epoxy?+
Polyurethane stays flexible and seals out water, and it works on cracks that are wet or actively leaking. Epoxy is rigid: it bonds and restores strength, so it suits cracks that have stopped moving.
Do you have to dig up my yard?+
No. Injection is done from the inside, so the yard and the outside of the wall stay untouched.
Can you repair a crack that's actively leaking?+
Yes. The resin reacts with the water in the crack and expands to fill it, so it seals while water is present.
Will it come back?+
The seal is built to move with the concrete. If the wall keeps shifting, the movement is the real problem, not the crack, and I'll tell you that up front.
Step Two

Surface Restoration

Once the water's handled, the surface can come back. Clean, patch, enamel or sealer for driveways, patios, garage floors, and porches.

Deep-clean the surface and lift embedded dirt, algae, and oil staining
Patch broken or uneven areas, then prep the surface properly
Mask siding, columns, and landscaping before any coating goes down
Roll on an enamel or sealer matched to the surface texture, with a slip-resistant finish where you walk

How the work goes

1

Inspect & Assess

I walk the surface with you, noting stains, drainage, and the condition of the existing coating before I quote.

2

Deep Clean & Prep

A carefully diluted sodium hypochlorite wash with surfactant lifts embedded grime and algae out of the concrete pores.

3

Patch & Level

I patch broken and uneven areas for a smooth, uniform surface before any coating goes down.

4

Mask & Protect

Siding, wood, columns, and landscaping get masked so no coating overspray lands where it shouldn't.

5

Apply Coating & Seal

I roll the enamel or sealer with the right nap for the surface texture, then cure and inspect it.

What you’ll notice after

  • One even color across the whole slab instead of a patchwork
  • A surface that sheds water instead of soaking it in

Every job, start to finish.

Coating questions

Will you fix cracks or just coat over them?+
I never coat over an open crack. A dry surface crack gets flexible sealant worked into it first; a leaking crack has to be injected before anything goes on top. Coating over an open crack traps moisture and fails fast.
How long does a concrete coating last?+
A properly applied porch and patio enamel typically lasts 2 to 4 years on exterior surfaces and longer on protected areas. I use products rated for Georgia's humidity and temperature swings.
