Patio Epoxy Resurfacing & Protective Coating

The homeowner was preparing to sell their property, and their realtor insisted that the front and back patios be restored to attract buyers, command top dollar, and elevate the home's curb appeal. It was a beautiful home that simply needed a little care to be showcase-ready. The patios had endured years of damage from the harsh Georgia sun and fluctuating seasonal climates, intense summer heat, humid thunderstorms, and winter temperature swings, which left the concrete stained, dull, and increasingly porous. Dirt, grime, and algae had become embedded deep in the surface pores, while visible cracking and broken areas signaled the early stages of moisture-driven deterioration. Left untreated, the wear would only worsen and undercut the home's first impression with prospective buyers.

We started with a professional surface wash using a carefully diluted sodium hypochlorite solution (roughly 20–25% of stock strength) and a compatible surfactant to lift and remove the dirt, grime, and algae embedded in the concrete pores. Next, we filled the cracks and leveled the broken areas with Quikrete® Concrete Crack Filler. To protect the home's exterior siding, wood, and concrete columns, we masked everything with brown all-purpose masking paper and tape, which sealed flawlessly and prevented any coating overspray. With the surface fully prepped, we applied four gallons of Behr Premium Slate Gray Low-Lustre Enamel Porch & Patio Floor Paint using a 3/8-inch nap roller, ideal for smooth to lightly textured broom finishes.
